Another benefit of conservation development is that open space areas provide a place for informal social interaction among neighbors. It may be as organized as a picnic or event, or as simple as a place for people to walk and children to play ball. Kensington Green, in South Russell, Geauga County (Construction Development, Inc.), offers a 13 acre central common where people can enjoy passive recreation. The open space lends a cohesive physical and social design element to the neighborhood. The common area is a mixture of wooded and open areas that are easily accessible to all residents due to its central location.
An additional open space buffers the project boundary which retains the rural view from the road. The buffer helps Kensington Green integrate into South Russell’s semi-rural landscape.
